CHARLOTTE, N.C. – (Dec. 5, 2025) – Benco Construction has received the notice to proceed for Madison Seagrass, a 234-unit multifamily community in St. Augustine, Florida. The project is the first Madison Communities prototype to be built in the state and reflects the continued expansion of both organizations across Florida’s rapidly growing markets.
Madison Seagrass will include six three-story residential buildings, three garage structures, a modern clubhouse and a comprehensive amenities package designed to meet demand for high-quality, well-planned housing in the St. Augustine area.

Madison Seagrass represents the first deployment of the Madison Communities prototype in Florida. The prototype model enhances scalability across multiple markets, allowing Benco Construction and Madison Communities to replicate a consistent, high-quality resident experience while improving speed to market and long-term operational efficiency.
In addition to its partnership with Madison Communities, Benco is expanding its work with third-party developers across the Southeast and Sun Belt. The firm’s growing external portfolio reflects its ability to deliver predictable schedules, disciplined execution and scalable solutions for a range of development partners.
Mobilization and early site operations will begin immediately. Madison Seagrass joins a substantial development pipeline for Madison Communities, supported by Benco Construction’s expanding regional presence.
